Just been for a short drive (56 Plate R53 S) and noticed a trail of drips on drive when I got back. Weirdly never noticed this before in 5 years ownership.

Traced to this out flow pipe located just behind engine bay and liquid is clear and odourless = H2O. Is this related to the air / con condenser?

It has been very hot today (in SE) and my air con is also dripping some water under the car after a drive from Surrey to Oxford Mini Plant and back, this is normal............only worry if it has antifreeze in it.

A very common thing as stated above its just water of the cold pipes, not a problem.

Its slightly un-nerving to see any fluid under your car and many people spot this and think its a problem and head for the nearest mechanic!
