Does it look and feel like the power steering fluid leaking and is the level in the reservoir dropping? If so you may have an internal seal leaking into the steering rack.

Reconditioned Mini steering racks are available from places like EuroCarParts for around £300 if you exchange your old rack for surcharge refund:

Think you will find it is the hydraulic power steering fluid.
Check the fluid level in the reservoir, to see if the level has dropped.
If it has you could be looking at a new steering rack.
I had two on my JCW S.
If I remember correctly it is about a £800 job by the stealers.
