![]() Time for CHANGE ! | If I might offer a bit of advice. ![]() If you can sell for close to your asking price, take the money and bank it in a high interest easy access bolt hole and get somewhere to rent for a while until the market settles, you can keep looking in the meantime and if the right conditions come about you are in a great position as a cash buyer or have a decent deposit. In the meantime you can rent really decent places at knockdown prices while there is a glut of BTL places landlords are stuck with . Places to buy will continue to fall and there are some desperate sellers who will drop up to 30% just to get away. Of course its sad for them , but you get a bargain. |

| AWOL | Currently trying to sort the bathroom... hunting for a decent joiner to make a new sash window, and a builder to resize the window opening, and all the bits to decide on in the bathroom... Railings should be being fitted soon, probably the week after next... No cars for the forseeable for me.... still.... ![]() |

| cook pass babtridge | just about finished our bathroom now, all new suite with over bath shower & heated towel rail, re-tiled but only minimally (don't like the public toilet/ mortuary look). Rubber flooring is going down next tuesday, i've got the light to fit this weekend, the bath panels are being made to measure by a local joiner as the diy plastic ones are rubbish & then the fitted cupboards need re-painting & one wall needs papering. first time ever we've had a new bathroom ![]() we had our window re-sized when we had them replaced last year - all part of the masterplan to make sure we had enough room for a shower screen & wider bath The window fitters just made up the difference with some concrete blocks, cemented them in & plastered over. easy |

| 1151bhp/tonne | I am tempted to stay as I am car wise....Had to go to visit a customer yesterday and thanks to some traffic problems I ended up doing a mini MINI run I had such a hoot blasting down some back roads it kind of made me wonder why I need anything else....add to that I returned 38mpg over the 174 mile journey so made me feel good again. ![]() Think I have decided that the R56 does have MINIness, but maybe you just have to look a bit harder than with the old one... ![]() Sorry ramble over... ![]() Black to the future.... |

| AWOL | I have a complication in the the lintel is shot, so its a slightly more difficult job, but hopefully should get something sorted soon... were going fully tiled, ppurely as the bathroom is so small condensation can be an issue (although we are adding venting). Were also going for a concealed cistern and losing the leccy shower for a proper Grohe system... theres a fair chance we'll be selling up early next year ![]() ![]() |

| 1151bhp/tonne | I loved J5, but sometimes he was just a bit too hardcore. As an everyday tool the R56 is definately easier to use, but still has the x factor if you want some fun..... If I had the dosh I would have one of each....an R56 for every day and a nice R53S for some weekend entertainment.. ![]() ![]() ![]() Black to the future.... |

Offline | Spec looks good Plus its actually very well priced ![]() Take a MINI at £16k, factor in 3.5k for the engine kit (like the 1st gen) and you are then getting the aero, aircon, alloys all for 1.5k which is pretty good. ![]() |
